CARN COBBA, ZENNOR
Built in 1938 and lovingly renovated with comfort in mind, it was designed to take in all the extraordinary views and create a space filled with natural light, warmth and tranquility. It really is a home from home surrounded by all the comforts you will need. It's a place to drop your shoulders, breathe and relax in a magical location. If privacy and seclusion are what you're after Carn Cobba has it in spades. Apart from the odd distant walker passing along the South west coast path you will have just the sea and nature for company.
Situated just outside Zennor, it's a village that feels lost in time and was once the home of D.H Lawrence who wrote, “One sees infinite Atlantic…… Zennor is a most beautiful place, a tiny granite village nestling under high, shaggy moor-hills, and a big sweep of lovely sea beyond”. With a handful of cottages, a church and café, Zennor is also home to the gorgeous “Tinners Arms” a 12th century pub and the perfect spot for a Sunday roast. Although secluded in the wild heart of West Cornwall you are also relatively close to modern life. If you can drag yourself away from Carn Cobba the famous town of St Ives is only seven miles along the dramatic coast road. Here you will find a plethora of winding streets, galleries, shops and restaurants as well as several first-class beaches within this iconic seaside town.
The house is set over three floors and there is plenty of space to spread out with separate bedroom areas and a first floor TV area, perfect for keeping younger ones happy while you relax. The hand built “George Robinson” kitchen has a separate breakfast area leading to a dining room and onto the beautiful living space with original bay window and open fire. From every corner you are reminded of the spectacular location with stunning vistas from the majority of rooms and various doors leading you out to patios and balconies from where to enjoy the views with a sundowner. The five bedrooms (four en suite) are spaced thoughtfully over two floors. On the first floor is a cosy TV area with plenty of games and there is an additional ‘work from home’ study area. There is a games room, boot room and utility room and you’ll find the cosy ‘snug’ downstairs which acts as a second dining area with an atmospheric open fire. This opens up to the lower terrace making it the perfect spot to watch the sunset throughout the year. There is a separate entrance leading to the rear ground floor bedrooms perfect for larger families or if bringing a nanny.
The enchanting wild garden is truly magical and gently slopes down towards the coast from numerous paths with granite steps leading you to waterfalls, past the leat and onto the tranquil mill pond. The expansive garden encompasses quiet pockets with complete serenity, perfect for an afternoon read and the social garden terraces are perfect for dining alfresco or a sundowner. The garden is lovely for summer days when it’s just too good to be inside.
If you’re bringing your four-legged friend they will be in total heaven with the fantastic limitless walks right on the doorstep.
LOCATION
Standing on a world heritage site, with an elevated south westerly position and stunning sea views, Carn Cobba is seven miles outside of St Ives and set within Zennor, a picture-perfect West Cornwall village with a country pub, café, local church and stunning coastal walks.
The South West Coast Path can be accessed directly from a gate on the property; a walk to The Gurnard's Head for lunch is recommended or The Tinners Arms is only ten minutes away. If you’re feeling energetic then try walking to St Ives, the views are more than worth it.
A perfect location offering access to local towns where you’ll enjoy the food and art that Cornwall is renowned for. Or enjoy the simplicity of nature surrounding you with a good read and the fire roaring.
LIVING
Comfortable and stylish with a large selection of books and artwork collected over many years, the main living room leads onto the dining room, both with spectacular views. Relax on one of three large sofas in front of the open fire or the huge circular pouffe in the bay window. Such a relaxing spot you could easily spend the day here! The living room opens onto the elevated patio outside and steps lead you to the lower terrace and gardens.
The first floor TV area is the perfect place to watch a movie or for younger ones to chill out and play games with the over-sized corner group sofa. While the cosy basement ‘snug’ is the ideal place to enjoy a sundowner with the magical sunset colours that are sure to delight. Push back the French doors to benefit from the sheltered canopy and sit outside during the warmer months or light the open fire and relax back on the bench seating with lots of plump cushions in the cooler months.
There’s also a desk area with broadband Wi-Fi for a working holiday or just to plan the next day’s events. A detached games room is set within the grounds with table tennis, TV, small bar area and WC. Back to the main house and there is also a boot room for storing coats, wellies and walking boots.
COOKING & EATING
The kitchen and dining spaces are fit for celebrations! The fully equipped, bespoke kitchen is complemented with granite worktops and offers everything you’d expect in this home. The Range cooker has a double oven, plate warmer, five burner gas hob and an extractor fan. There’s also a large American style fridge/freezer (there is further refrigerated space as required). The central island unit with barstools creates a wonderfully social space for cooking up that banquet there isn’t time for at home and there is space for many hands to help. Or if you’d like an evening off or special event catered for do ask, we have some excellent contacts.
The stunning dining area has a long table with seating for ten guests and the coastal backdrop is perfect for any occasion. The breakfast area just off the kitchen and dining room has four wrought iron chairs. Stairs lead from the breakfast area down to the ‘snug’ on the lower floor.
SLEEPING
The boutique bedrooms are locally named and set over two floors. Each one is decorated with calming and coastal colours for a peaceful night’s sleep. There are three king size bedrooms and two that can be made up as kings or twins.
KIBBRYAN (1) – The master bedroom overlooks the valley to the south with dreamy sea views, leading out to the terrace where you can enjoy the morning and afternoon sun. King size bed and en suite bathroom with shower. This is the name given to the whole area of land in Zennor on which Carn Cobba was built called the KIBBRYAN Stitch
KILNING (2) – You’ll enjoy the morning light in this restful bedroom with triple bi-fold doors leading you out to the garden. King size bed and en suite bathroom with corner bath. This is the field which belongs to Carn Cobba next to the garden. You can see it from the bedroom.
PENDOUR (3) - Overlooking the West towards Pendour Cove, eternally tied to the well-known Cornish tale of the Mermaid of Zennor, this room has the best view! It’s perfect for enjoying the sunset on the decked terrace. King size bed and an en suite bathroom with an iron roll top bath. The Mill house is also called PENDOUR Mill.
KIBBING 1 (4) – With views to Pendour Cove and the millpond above the valley from this bedroom. It shares the decked terrace with Pendour. This bedroom can be made up as either a super king or twins to suit you. The family bathroom is just along the corridor. The two end fields on which Carn Cobba is built are called KIBBING. One dated 1495 and one dated 1496 it seemed like a good idea to put these in close proximity at the family end of the house.
KIBBING 2 (5) - next to the family bathroom this single bedroom is ideal to keep a close eye on a young one
TREVELLYAN (6) - On the first floor at the opposite end to the TV room with a door between adjoining rooms. This bedroom is tucked away with an en suite bathroom and can be made up as either a super king or twins, you choose! This is the field beyond the garden at Carn Cobba, dates back to 1100AD on which a Mill sat. You can see it from the top bedroom.
BATHING
This large home has plenty! With four en suites there is also a family bathroom and a large wet room and a separate WC.
Enjoy a relaxing bath looking out over the valley after a long day exploring the coast in the beautiful master bedroom with its large bath. Heaven!
OUTSIDE
Atlantic and valley views are enjoyed from the well-placed terraced and decking areas offering secluded vantage points for dining alfresco or enjoying a quiet sundowner.
There’s a sheltered courtyard with Lily Pond, the lower terrace with a BBQ and sea views, as well as lawns that stretch out to sea and offer a great place for children to run around and burn off some energy. Granite steps lead to waterfalls and a tranquil mill pond and there’s a gate which takes you directly onto the South West Coast Path. Children and pets must be supervised at all times due to the pond, balconies and steeped gardens.
UTILITY ROOM
USEFUL TO KNOW...
PARKING: There is private parking for up to 4 cars. The lane from Zennor leading down to the house is single track and shared with just one other house which you pass along the way. Although It's very rare you bump into anyone being single track you need to be confident reversing just in case!
Wi-Fi: There is free unlimited Wi-Fi at Carn Cobba. Mobile phone signal strength is poor so we suggest making sure you have Wi-Fi calling set up on your phone. There is a land line telephone located outside for emergencies and we will send details in your arrival notes.
LITTLE ONES: There are two travel cots and highchairs for your use. Don't forget to bring a mattress and linen for the cot. The owners have also supplied potties and baby monitors.
PETS: Far West Cornwall is doggie heaven! There’s plenty of beaches and coastal paths for exploring. Two well-behaved dogs are welcome at £35 each per week/short break. Please make sure they stay out of bedrooms and off the furniture and that you rub down muddy/sandy paws before they come in.
HEATING: Oil fired central heating and hot water will keep you toasty throughout the cooler months.
WATER: Carn Cobba operates from a natural water source; we kindly ask guests to be mindful with their water consumption during dry periods.
LINEN & TOWELS: You'll have bedding & towels (including bath robes) but please bring your own beach towels.
ACCESSIBILITY: The house is mostly set on the ground floor with staircases to the first-floor bedroom, study and second TV room and stairs down to the lower floor snug.
There are eight steps down to the front door from the parking area or a gentle slope via the garden. The garden is terraced and has a sloping lawn as well as a stream through it and a large millpond. Due to the location, steps and terraced gardens, Carn Cobba may not be suitable for young children or those with limited mobility. All children and pets must be supervised by a responsible adult when in the property or when using any of the outside areas. CHANGEOVER & SHORT BREAKS: Carn Cobba's usual changeover day is on a Saturday. Short breaks are available for a minimum of three or four nights arriving on a Saturday or Tuesday out of season. Do check with us if your dates don't quite fit as we will always try to help.
